전세

jeonse · Jeonse (lump-sum deposit lease)

What it is

A lease where you hand the landlord one large deposit instead of paying monthly rent, and get it back when you move out.

Where newcomers get stuck

The deposit is huge, and getting it back depends on the landlord — check the property's debts before you sign.

What you need

A licensed real-estate agent, a check of the property register (등기부등본) and building register (건축물대장), and a fixed-date stamp (확정일자) on the contract.
